T~¢ School District is considering three options to replace the existing school. The project will consist of a r~Iacernent school with a capac:ty of 2000, and 2105 total student stations, with a core capacity for 2500. ]t will utilize a prototypicat re-use plan, adapted to meet the specific site requirements. All buildings shall be replaced except for the Auditorium, Science Laboratories (building # 44) and thc ~Physical Education buildings as determined by the Castaldi review carried oat by DOE. The project will include the addition of a 2000 seat gym in accordance with the Interloca! Agreement between the School District and the City of D¢lxay Beach. This option presents the following issues: I, The school will remain in continuous operation during construction. A plan for phased construction to construct required facilities prior to demolition will be established, The phased construction will add additional costs and time to this project, 2. It is likely that a laxge a~ount of educational space will haw to lac provided in portables during the whole of the construction period, These costs ar= r~flected in the budget calculations and would be in excess of $500,000. 3. The buildings which are to be retained per Castaldi exceed the SDYBC Ed. Specs square footage requirements. The site feasibility study prepared by Camey-Neuhaus, Inc. identifies a number of site issues lhat will add significant cost to this project, The additional cost over and above a normal site development cost has been included in the extraordinary costs. 4. The cost of acquiring the site is unknown at this time and has not been included. Option $ - The ,4rvida Site The replacement school will be constructed on a new site. Thais option preserlts the following issue~: I. This site is an irregular shape and will present some challenges in layout and planning, with extended spacm between functions. 2. There is no specific site information available at this time and ~ch items as levels, drainage and sub-soil conditions could increase the projected costs for developing this site. 3.
