AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF DELRAY
BEACH, FLORIDA, REZONING AND PLACING LAND PRESENTLY ZONED
PRD-10 (PLANNED RESIDENTIAL) DISTRICT IN POC (PLANNED
OFFICE CENTER) DISTRICT, A PARCEL OF LAND LYING AND BEING
IN SECTION 30, TOWNSHIP 46 SOUTH, RANGE 43 EAST, PALM
BEACH COUNTY, FLORIDA. SAID LAND IS LOCATED AT THE
SOUTHWEST CORNER OF LINTON BOULEVARD AND CONGRESS AVENUE,
AND AMENDING "ZONING MAP OF DELRAY BEACH, FLORIDA, 1983".
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF DELRAY BEACH, FLORIDA, AS FOLLOWS:
Section 1. That the following described property in the City
of Delray Beach, Florida, is hereby rezoned and placed in the POC
(Planned Office Center) District as defined in Chapter 30 of the Code of
Ordinances of the City of Delray Beach to-wit:
A parcel of land lying in the north one half (N 1/2) of
Section 30, Township 46 South, Range 43 East, Palm Beach
County, Florida, said parcel being more particularly
described as follows:
Commencing at the intersection of a line 53 feet south
of, as measured at right angles, and parallel with the
north line of said Section 30, said parallel line being
the south right-of-way line of Southwest 12th Street, and
a line 485 feet west of, as measured at right angles, and
parallel with the west right-of-way line of the Seaboard
Airline Railway, said parallel line being the west
right-of-way line of Southwest 20th Avenue (Congress
Avenue); thence south 89059'04'' west, on an assumed
bearing along the said south right-of-way line of South-
west 12th Street and parallel with the said north line of
Section 30, a distance of 200 fee~ to ,~he Point of
Beginning; thence continue south 89v59'04 west, along
the said south right-of-way line of Southwest 12th
Street, a distance of 128.86 feet to the beginning of a
curve concave to the north, having a radius of 1963.08
feet and a central angle of 06o30'43"; thence westerly
along the arc of said curve, being also the said south
right-of-way line of Southwest 12th Street, a distance of
22~.11 feet to the end of said curve; thence north
83v30'13" west, continuing; along the said south right-
of-way line of Southwest 12th Street, a distance of 250
feet to the beginning of a curve concave to the south
having a radius of 1857.08 feet and a central angle of
06030'43"; thence westerly along the arc of said curve
and continuing along the said south right-of-way line of
Southwest 12th Street, a distance of 211.07 feet to an
intersection with the said north line of Section 30, said
intersection being the end of said curve; thence south
89~59'04" west, along the said north line of Section 30,
being also the said south right-of-way line of Southwest
12th Street, a distance of 535.71 feet to an intersection
with the east right-of-way line of Lake Worth Drainage
District Canal E-4; thence south 16o32'00'' west, along
the said east right-of-way line of Canal E-4, a distance
of 1969.40 feet to an intersection with the north right-
of-way line of Germantown Road; thence north 69o13'36''
east, along the said north right-of-way line of German-
town Road, a distance of 2232.48 feet to an intersection
with a line 508 feet west of as measured at right angles
and parallel with the said west right-of-way line of the
Seaboard Airline Railway, said parallel line being the
west right-of-way line of Southwest 20th Avenue (Congress
Avenue); thence north 00°12'10'' west, along the said west
right-of-way line of Southwest 20th Avenue (Congress
Avenue) a distance of 843.60 feet to an intersection with
a line 253 feet south of, as measured at right angles and
parallel with the said north line of Section 30; thence
south 89o59'04'' west, along said parallel line a distance
of 177 feet; thence north 00°12'10'' west, parallel with
the said west right-of-way line of Southwest 20th Avenue
(Congress Avenue) a distance of 200 feet to the Point of
Beginning.
The subject property is located at the southwest corner
of Linton Boulevard and Congress Avenue.
The above-described parcel contains a 57.71 acre parcel
of land, more or less.
Section 2. That the Planning Director of said City shall, upon
the effective date of this ordinance, change the Zoning Map of Delray
Beach, Florida, to conform with the provisions of Section 1, hereof.
Section 3. That this ordinance shall become effective immedi-
ately upon passage on second and final reading.
