AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF DELRAY
BEACH, FLORIDA, REZONING AND PLACING LAND PRESENTLY ZONED
R-1AA (SINGLE FAMILY DWELLING) DISTRICT IN LC (LIMITED
COMMERCIAL) DISTRICT, IN PART, AND POC (PLANNED OFFICE
CENTER) DISTRICT, IN PART, A 20 ACRE PARCEL OF LAND LYING
AND BEING IN SECTION 24, TOWNSHIP 46 SOUTH, RANGE 42
EAST, PALM BEACH COUNTY, FLORIDA. SAID LAND IS LOCATED
AT THE NORTHEAST CORNER OF LINTON BOULEVARD AND MILITARY
TRAIL, AND AMENDING "ZONING 5~P OF DELRAY BEACH, FLORIDA,
1983".
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF DELRAY BEACH, FLORIDA, AS FOLLOWS:
Section 1. That the following described property in the City
of Delray Beach, Florida, is hereby rezoned and placed in the LC
(Limited Commercial) District, in part, and POC (Planned Office Center)
District, in part, as defined in Chapter 30 of the Code of Ordinances of
the City of Delray Beach to-wit:
LC (Limited Commercial) District
The Westerly half (10 acres) of a parcel of land lying in
Section 24, Township 46 South, Range 42 East, Palm Beach
County, Florida, being more particularly described as
follows:
Commencing at the S.W. corner of said Section 24; thence
N 01o27'42'' W along the West line ~f Section 24, a
distance of 106'00 feet; thence N 88v41'06" E along a
line 106.00 feet North of and parallel with the South
line of Section 24, a distance of 50.00 feet to a point
of intersection with the East Right-of-Way line for
Military Trail, said point also being the Point of
Beginning of this description; thence continue N
88v41'06'' E along said parallel line, a distance of
1277.87 feet to a Point of Intersection with the West
line of "SHADYWOODS" as recorded in Plat Book 34, Page
181 of the Public Records of Palm Beach County; thence N
01027'42'' W along the West line of said "SHADYWOODS", a
distance of 677.94 feet; thence S 89004'50'' W, a distance
of 1277.92 feet to a Point of Intersection with the East
Right-of-Way for Military Trail; thence S 01o27'42'' E
along said East Right-of-Way, a distance of 686.76 feet
to the POINT OF BEGINNING.
POC (Planned Office Center) District
The Easterly half (10 acres) of a parcel of land lying in
Section 24, Township 46 South, Range 42 East, Palm Beach
County, Florida, being more particularly described as
follows:
Commencing ~t the S.W. corner of said Section 24; thence
N 01027'42 W along the West line of Section 24, a
distance of 106.00 feet; thence N 88°41'06" E along a
line 106.00 feet North of and parallel with the South
line of Section 24, a distance of 50.00 feet to a point
of intersection with the East Right-of-Way line for
Military Trail, said point also being the Point of
Beginning of this description; thence continue N
88~41'06'' E along said parallel line, a distance of
1277.87 feet to a Point of Intersection with the West
line of "SHADYWOODS" as recorded in Plat Book 34, Page
18~ of the Public Records of Palm Beach County; thence N
01 27'42" W along the West line of said "SHADYWOODS", a
distance of 677.94 feet; thence S 89°04'50'' W, a distance
of 1277.92 feet to a Point of Intersection with the East
Right-of-Way for Military Trail; thence S 01o27'42'' E
along said East Right-of-Way, a distance of 686.76 feet
to the POINT OF BEGINNING.
The subject property is located at the northeast corner
of Linton Boulevard and Military Trail.
The above-described parcels contain a 20 acre parcel of
land, more or less.
Section 2. That the Planning Director of said City shall, upon
the effective date of this ordinance, change the Zoning Map of Delray
Beach, Florida, to conform with the provisions of Section 1, hereof.
Section 3. That this ordinance shall become effective immedi-
ately upon passage on second and final reading.
