AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF DELRAY
BEACH, FLORIDA, CHANGING THE CITY'S LAND USE PLAN DESIG-
NATION IN THE COMPREHENSIVE PLAN FOR A PARCEL OF LAND
LYING AND BEING IN SECTION 7, TOWNSHIP 46 SOUTH, RANGE 43
EAST, PALM BEACH COUNTY, FLORIDA, FROM MF-10 (MULTIPLE
FAMILY 10 UNITS/ACRE) TO C (COMMERCIAL). THE SUBJECT
PROPERTY IS LOCATED WEST OF CONGRESS AVENUE AND NORTH OF
THE L-32 CANAL; AMENDING THE LAND USE PLAN; PROVIDING AN
EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF DELRAY BEACH, FLORIDA, AS FOLLOWS:
Section 1. That the legal description of the subject property
is as follows:
A part of Lot 20, Block 1, as shown on the plat of Delray
Shores, Palm Beach County, Florida, as recorded in Plat
Book 24, on pages 232 and 233 of the Public Records of
Palm Beach County, Florida, said part being more particu-
larly described as follows:
Beginning at the Northeast corner of Lot 1 of said Block
1, Delray Shores; thence easterly along the arc of a
curve concave to the sout%, having a radius of 1~69.66
a distance of 394.64 feet to a point in the Westerly
right-of-way of Congress Avenue; thence S. 18038'55'' W.,
along said Westerly right-of-way line of Congress Avenue,
a distance of 512.38 feet to the point of curvature of a
curve concave to the Southeast; thence Southwesterly,
along the arc of said curve having a radius of 3872.80
feet and a central ~ngle of l°08'24", a distance of 77.06
feet, thence N. 88 09 00 W., a distance of 488.28 feet
to a point in the Easterly right-of-way line of Davis
Road; thence due North, a distance of 108.95 feet to the
point of curvature of a curve concave to the Southwest
having a radius of 575 feet and a central an~le of
36000'00'', a distance of 361.28 feet; thence N. 54~00'00"
E., a distance of 110.00 feet; thence Northwesterly,
along the arc of a curve concave to the Southwest having
a radius of 3100 feet, a chord bearing of N. 43o51'25''
W., and a central anglR of 15°42'48", a distance of
850.14 feet; thence N. 8~28'06'' E., a distance of 142.81
feet; thence due East, a distance of 740 feet; thence due
North 110 feet to the Point of Beginning aforedescribed.
The above-described parcel contains 18.71 acres, more or
less.
The subject property is located west of Congress Avenue
and north of the L-32 Canal.
Section 2. That the Land Use Plan designation of the subject
property in the Comprehensive Plan adopted by Ordinance No. 65-79 is
hereby changed to C (Commercial).
Section 3. That the Planning Director of said City shall, upon
the effective date of this ordinance, change the Land use Plan of Delray
Beach, Florida, to conform with the provisions hereof.
Section 4. That this ordinance shall become effective immedi-
ately after passage on second and final reading.
PASSED AND ADOPTED in regular session on second and final
reading on this the 30th day of December , 1986.
