AN ORDINANCE OF THE CITY COUNt. IL OF THE CITY OF DELRAY
BEACH, FLORIDA, REZONING AND PLACING LAND PRESENTLY ZONED
RM-10 (MULTIPLE FAMILY DWELLING) DISTRICT IN POI (PRO-
FESSIONAL, OFFICE, AND INSTITUTIONAL) DISTRICT, A TRACT
OF ~A~D LYING AND BEING IN SECTION 30: TOWNSHIP 46 SOUTH,
RANGE 43 EAST, PALM BEACH COUNTY, FLORIDA. SAID LAND IS
LOCATED AT THE NORTHWEST CORNER OF CONGRESS AVENUE AND
S.W. 29TH STREET, AND AMENDING "ZONING MAP OF DELRAY
BEACH, FLORIDA, 1983".
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
DELRAY BEACH, FLORIDA, AS FOLLOWS:
Section 1. That the following described property in the City of
Delray Beach, Florida, is hereby rezoned and placed in the POI (Profes-
sional, Office, and Institutional) District as defined in Chapter 30 of
the Code of Ordinances of the City of Delray Beach to-wit:
A parcel of land in Section 30, Township 46 South, Range 43
East, Palm Beach County, Florida, more particularly described
as follows:
Commencing at the Southeast corner of said Section 30; thence N
89°55' 53" W along the South line of Section 30, 700.10 feet to
a point on the West Right-of-Way line of the Seaboard Coastline
Railroad; thence N 00"18' 55" W along said West Right-of-Way
line, 2291.71 feet to a point; thence S 89"12'30" W, a distance
of 515.01 feet to a point on the West Right-of-Way line of the
120.00 foot wide Right-of-Way of Congress Avenue; said point
also being the Point of Beginning; thence S 00"18'55" E along
said West Right-of-Way of Congress Avenue, 1454.04 feet to a
point; thence S 89"41'15" W along a line 60.00 feet North of
and parallel with the South Right-of-Way line of the 80.00 foot
wide Right-of-Way of S.W. 22nd Avenue as shown on the plat for
Delray Oaks (PB 33, Page 190) 530.90 feet to a point of cur-
vature; thence continue along said parallel line being a curve
to the right, having a radius of 680.00 feet, a central angle
of 62" 02'00", an arc distance of 736.23 feet to a point of
tangency; thence N 28"16'45" W along said parallel line, 212.41
feet to a point of intersection with the Westerly extension of
the South line of "Sabal Pines South Phase II" as recorded in
Plat Book 39~ Page 189 of the Public Records of Palm Beach
County, Florida; thence N 89"12'30" E along said South line,
649.03 feet to a point of intersection with the East line of
said "Sabal Pines South Phase II"; thence N 00"47'30" W along
sa/d East line, 895.00 feet; thence N 89012'30" E, a distance
of 589.53 feet to the Point of Beginning.
Said lands situate in the City of Delray Beach, Palm Beach
County, Florida, containing 25.218 acres, more or less, and
being subject to a drainage easement over and across the North
40.00 feet thereof, said drainage easement being described and
contained in Official Record Book 1778, Page 444, Palm Beach
County, Records.

The subject property is located at the northwest corner of
Congress Avenue and S.W. 29th Street.
Section 2. That the Planning Director of said City shall, upon
the effective date of this ordinance change the Zoning Map of Delray
Beach, Florida, to conform with the provisions of Section 1, hereof.
Sectioh 3. That this ordinance shall become effective ten days
after passage on second and final reading.
PASSED AND ADOPTED in regular Session on second and final reading
