AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF DELRAY
BEACH', FLORIDA, CHANGING THE CITY'S LAND USE PLAN DESIG-
NATION IN THE COMPREHENSIVE PLAN FOR PARCELS OF LAND IN
SECTIONS 7 AND 8, TOWNSHIP 46 SOUTH, RANGE 43 EAST, PAI~4
BEACH COUNTY, FLORIDA, FROM MF-10 MULTIPLE FAMILY TO
PCC-PLANNED COMMERCE CENTER. THE SUBJECT PROPERTY IS
LOCATED AT THE NORTHEAST CORNER OF CONGRESS AVENUE AND
LAKE IDA ROAD; AMENDING THE LAND USE PLAN; PROVIDING AN
EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
DELRAY BEACH, FLORIDA, AS FOLLOWS:
Section 1. That the legal description of the subject property is
as follows:
All that portion of the East One-Half (E½) of Section 7,
Township 46 South, Range 43 East, lying East of the Easterly
Right-of-Way line of Congress Avenue as laid out and now in
use, and North of the Northerly Right-of-Way line of Lake
Ida Road and West of the Westerly Right-of-Way line of the
Seaboard Air Line Railway as the same are shown on the Plat
of DELRAY SHORES_, Sheet 1, recorded in Plat Book 24, at Page
232, of the Public Records of Palm Beach County, Florida;
AND
All that part of the Southwest One-Quarter (SW¼) of Section
8, Township 46 South, Range 43 East, lying West of the
Westerly Right-of-Way line of the Seaboard Air line Railway;
AND
All that part of the Northwest One-Quarter (NW¼) of Section
8, Township 46 South, Range 43 East, lying West of Westerly
Right-of-Way line of the Seaboard Air Line Railway and East
of the aforesaid Congress Avenue, LESS the North 1720.82
feet thereof;

A portion of the Northwest One-Quarter (NW¼) of Section 8,
Township 46 South, Range 43 East, described particularly as

Commencing at the Northwest (NW) corner of aforesaid Section
8; thence S. 00°40'39" E., on an assumed bearing, along the
West line of said SectioD 8, a distance of 110.01 feet...
thence S 89°44'51'' E., along a line 110.00 feet South of and
parallel with, as measured at right angles, to the North
line of said Section 8, a distance of 53.01 feet to the
Point of Beginning; said Point also described as lying on
the Easterly Right-of-Way line of Congress Avenue (as con-
structed and now in use); thence S. 00°40'39" E., along the
said Easterly Right-of-Way line, a distance of 1110.55 feet
to the Point of Curvature of a Circular Curve to the right;
thence Southerly along the arc of said Curve, having a
Radius of 3872.80 feet, a Central Angle of 07"25'02", a~] an
Arc Distance of 501.35 feet; thence S. 89"45'32" E., along a
line not tangent to the last described Curve, a distance of
201.23 feet to a Point on the Arc of a Circular Curve to the
left, whose Radius Point bears N. 83°34'51" W.; thence
Northerly along the Arc of said Curve, having a Radius of
4'072.80 feet, a Central Angle of 07~05'48", and an Arc
Distance of 504.47 feet, to the Point of Tangency; thence N.
00"40'39" W., a distance of 1107.30 feet to a point on the
said parallel line 110.00 feet South of and parallel with,
as measured at right angles to, the North line of Section 8;
thence N. 89°44'51" W., along said parallel line, a distance
of 200.03 feet to the Point of the Beginning;
Ail of said lands lying and being in P~ lm Beach County,
F 1 or ida.
The subject property is located at the northeast corner of
Congress Avenue and Lake Ida Road.
The above-described parcel contains a 49.95 acre parcel of
land, more or less.
Section 2. That the Land Use Plan designation of the subject
property in the Comprehensive Plan adopted by Ordinance No. 65-79 is
hereby changed to PCC Planned Commerce Center.
Section 3. That the Planning Director of said City shall, upon
the effective date of this ordinance, change the Land Use Plan of Delray
5each, Florida, to conform with the provisions hereof.
Section 4. That this ordinance shall become effective immedi-
ately upon passage on second and final reading.
