AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF DELRAY
BEACH, FLORIDA, AMENDING CHAPTER 30, "ZONING", OF THE
CODE OF ORDINANCES OF THE CITY OF DELRAY BEACH, FLORIDA,
BY ENACTING A NEW SECTION 30-8.6 "MH (MOBILE HOME PARK)
DISTRICT"; AND PROVIDING (A) "PURPOSE"; (B) "DEFINITION";
(C) "PERMITTED USES"; (D) "LOT DIMENSION, SITE AREA,
DENSITY COMPUTATION"; (E) "AGGREGATE FLOOR AREA"; (F)
"BUILDING SETBACKS"; (G) "GROUND FLOOR BUILDING AREA";
(H) "TOTAL FLOOR AREA"; (I) "BUILDING HEIGHT"; (J)
"PARKING AND LOADING REGULATIONS"; (K) "WALLS AND
FENCES"; (L) "LANDSCAPING"; (M) "SIGNS"; (N) "SPECIAL
REGULATIONS"; PROVIDING A GENERAL REPEALER CLAUSE;
PROVIDING A SAVING CLAUSE; PROVIDING AN EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF DELRAY BEACH, FLORIDA, AS FOLLOWS:
Section 1. That Chapter 30, "Zoning", of the Code of
O~dinances of the City of Delray Beach, Florida, is hereby amended by
enacting a new Section 30-8.6, "MH (Mobile Home Park) District" to read
as follows:
Sec. 30-8.6 MH MOBILE HOME PARK DISTRICT
(A) PURPOSE
The purpose of the MH District is to acknowledge and make
provision for certain existing mobile home parks in the City of
Delray Beach. This district is not intended to be applied to
the development of vacant land.
(B) DEFINITION:
Mobile Home: A mobile home is defined as a single family
dwelling unit designed for long-term occupancy, with plumbing
and electrical connections provided for attachment to outside
systems. A mobile home is transported to the site after
fabrication, affixed to a foundation, and connected to
utilities.
(C) PERMITTED USES
(1) Mobile home parks for sale or rental of sites for
occupancy by mobile homes as single family living
quarters, wherein the mobile home park is owned and/or
operated as a unit.
(2) Attached appurtenant and accessory structures, including
enclosed porches, screened enclosures, storage closets and
carports, but not including the conduct of any business,
occupation or profession.
(3) The sale, by its owner or licensed dealer, of used mobile
homes on sites presently or previously occupied by the
owners of such mobile homes. The sale of new display
models by licensed dealers preparatory to occupancy on
that site.
(4) Storage or parking of mobile homes on sites preparatory to
occupancy or between periods of occupancy.
(D) LOT DIMENSION, SITE AREA, DENSITY COMPUTATION
(1) A mobile home park shall not be less than one hundred and
twenty (120) feet in width and two (2) acres in area.
(2) A mobile home consisting of one or more units designed as
a single dwelling shall be placed upon a site not less
than three thousand two hundred (3,200) square feet in
area and not less than forty (40) feet in average width,
or sites in being as of November 12, 1985.
(E) AGGREGATE FLOOR AREA
No requirements. '
(F) BUILDING SETBACKS
The following shall be the minimum setbacks in this zoning
district:
Parks Each Site
(1) Front 25 ft. 5 ft.
(2) Side (interior) 7 1/2 ft. 5 ft.
(3) Side (street) 15 ft. 5 ft.
(4) Rear 10 ft. 5 ft.
Separation: No part of any mobile home, or any addition or
appurtenance thereto shall be placed within five (5) feet of
the site line (lot line). No part of any mobile home, or
addition, or appurtenance thereto shall be located within ten
(10) feet of any accessory or service building or structure
used in connection with a mobile home park.
(G) GROUND FLOOR BUILDING AREA
No requirements.
(H) TOTAL FLOOR AREA
No requirements.
(I) BUILDING HEIGHT
No mobile home shall exceed fifteen (15) feet in height.
(J) PARKING AND LOADING REGULATIONS
The regulations of Sec. 30-18 and 30-19 for single family
dwelling districts shall apply except as modified herein.
(K) WALLS AND FENCES
See Articles IX and X, Chapter 9, City Code of Ordinances.
(L) LANDSCAPING
See Articles IX and X, Chapter 9, City Code of Ordinances.
(M) SIGNS
See Article VIII, Chapter 9, Sec. 9-211(A), City Code of
Ordinances.
(N) SPECIAL REGULATIONS
(1) Porches and Additions:
(A) Structures of a permanent nature shall not be added
or attached to a mobile home, unless such mobile home
is placed upon a site conforming to the minimum
requirements for a mobile home.

(B) Structures of a permanent nature added or attached to
a mobile home such as enclosed porches, screened
enclosures, storage closets and carports shall
conform to all applicable provisions of the Standard
Building Code. The total combined area of all such
additions or attachments shall not exceed the gross
area of the mobile home itself. Carports are not
included in the above limitations of area, if the
width of site is adequate for separation
requirements.
Section 2. That all ordinances or parts of ordinances in
conflict herewith be and the same are hereby repealed.
Section 3. That should any section or provision of this
ordinance or any portion thereof, any paragraph, sentence, or word be
declared by a Court of competent jurisdiction to be invalid, such
decision shall not'affect the validity of the remainder hereof as a
whole or part thereof other than the part declared to be invalid.
Section 4. That this ordinance shall become effective ten days
after passage on second and final reading.
PASSED AND ADOPTED in regular session on second and final
reading on this the 12th day of November , 1985.
