AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF DELRAY
BEACH, FLORIDA, CHANGING THE CITY'S LAND USE PLAN DESIG-
NATION IN THE COMPREHENSIVE PLAN FOR A PORTION OF THE
EAST ONE HALF OF SECTION 7, TOWNSHIP 46 SOUTH, RANGE 43
EAST, LOCATED AT THE NORTHWEST CORNER OF CONGRESS AVENUE
AND LAKE IDA ROAD, FROM PRD-4 PLANNED RESIDENTIAL TO
POI-PROFESSIONAL, OFFICE AND INSTITUTIONAL; AMENDING THE
LAND USE PLAN; PROVIDING AN EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
DELRAY BEACH, FLORIDA, AS FOLLOWS:
Section 1. That the legal description of the subject property is
as follows:
A portion of the East One Half of Section 7, Township 46 South,
Range 43 East, more particularly described as follows:
Commencing at the Northeast corner of said Section 7; Thence run
N 89"54'30" W, 53.00 feet along the North line of said Section
7, to a point; Thence run S 0"23'20" E, 1222.21 feet along the
westerly right-of-way line of Congress Avenue as laid out and
now in use to a point of curvature of a curve concave to the
West; Thence run southwesterly 1253.23 feet along said westerly
right-of-way line and along the arc of said curve having for its
elements a radius of 3766.80 feet and a central angle of 19"03'
45" to a point of tangency; Thence Tun S 18"40'25" W, 718.02
feet along said westerly right-of-way line to the Point of
Beginning; Thence continue S 18"40'25" W, 920.45 feet, along
said westerly right-of-way line to a point of intersection with
the northerly right-of-way line of Lake Ida Road as shown on the
Plat of Delray Shores according to the Plat thereof recorded in
Plat Book 24, Page 233 of the Public Records of Palm Beach
County, Florida, thence run N 64"09'50" W, 54.16 feet along said
northerly right-of-way line to point of curvature of a curve
concave to the Southwest; Thence run northwesterly 307.80 feet
along said northerly right-of-way line and along the arc of said
curve having for its elements a radius of 1649.66 feet, a cen-
tral angle of 10"41'26" and a chord bearing of N 69"29'18" W to
a point; Thence run N 18"40'25" E, 781.96 feet to a point;
Thence run East 381.00 feet to the Point of Beginning; Being
more particularly described as follows:
Commencing at the Northeast Corner of said Section 7; Thence run
N 89"54'30" W, 53.00 feet along the North line of said Section
7, to a point; Thence run S 0"23'20" E, 1221.21 feet along the
westerly right-of-way line of Congress Avenue as laid out and
now in use to a point of curvature of a curve concave to the
West; Thence run southwesterly 1253.23 feet along said westerly
right-of-way line and along the Arc of said curve having for its
elements a radius of 3766.80 feet and a central angle of 19"03'
45" to a point of tangency; Thence run S 18"40'25" W, 717.48
feet along said westerly right-of-way line to the Point of
Beginning; Thence continue S 18°40'25" W, 920.99 feet, along
said westerly right-of-way line to a point of intersection with
the northerly right-of-way line of Lake Ida Road as shown on the
Plat of Delray Shores according to the Plat thereof recorded in
Plat Book 24, Page 233, of the Public Records of Palm Beach
County, Florida, thence run N 64"09'50" W, 55.97 feet along said
northerly right-of-way line to a point of curvature of a curve
concave to the Southwest; Thence run northwesterly 307.19 feet
along said northerly right-of-way line and along the Arc of said
curve having for its elements a radius of 1649.66 feet, a cen-
tral angle of 10"40'09" and a chord bearing of N 69"29'18" W to
= point; Thence run N 18"40'25" E, 781.84 feet to a point;
Thence run East 382.25 feet to the Point of Beginning.
The subject property is located on the northwest corner of
Congress Avenue and Lake Ida Road.
Section 2. That the Land Use Plan designation of the subject
property in the Comprehensive Plan adopted by Ordinance No. 65-79 is
hereby changed to POI-Professional, Office and Institutional.
Section 3. That the Planning Director of the City of Delray
Beach shall, upon the effective date of this ordinance, change the Land
Use Plan of Delray Beach, Florida, to conform with the provisions hereof.
Section 4. That this ordinance shall become effective ten days
after passage on second and final reading.
PASSED AND ADOPTED in regular session on second and final reading
on this the 13th day of November , 1984.
