73-83 ORDINANCE ~NO: 73-83' AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF DELRAY BEACH, FLORIDA, REZONING AND PLACING LAND PRESENTLY ZONED R-1AA (SINGLE FAMILY DWELLING) DISTRICT IN PRD-4 (PLANNED RESIDENTIAL) DISTRICT A PARCEL OF LAND LOCATED IN SECTION 8, TOWNSHIP 46 SOUTH, RANGE 43 EAST, LOCATED AT THE NORTHEAST CORNER OF LAKE IDA ROAD' AND 1-95, AND AMENDING '"ZONING MAP OF DEL.~.~.v BW..%CH, FLORIDA, 1983". WHEREAS, the Planning and Zoning Board, at the meeting held on July 18, 1983, recommended rezoning and placing land presently zoned R-1AA (Single Family Dwelling) District in PRD-4 (Planned Residential) District; and, WHEREAS, the City Council concurs with the recommendation, NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF DELRAY BEACH, FLORIDA, AS FOLLOWS: Section 1. That the following described property in the City of Delray Beach, Florida, is hereby rezoned and placed in the PRD-4 (Planned Residential) District as defined in .Chapter 30 of the Code of Ordinances of the City of Delray Beach to-wit: A portion of Section 8, Township 46 South, Range 43 East, more particularly described as follows: Beginning at the northwest corner of Lot 17, Lake Ida Manor Addition No. 2, as recorded in Plat Book 25, Page 61, Public Records of Palm Beach County, Florida; thence run South 0"19'18" East, along the West line of said Lake Ida Manor, Addition No. 2 (all bearings are in the median of Lake Ida Manor, Addition No. 2) a distance of 254.38 feet to a point on ~%e ~ortherly right-of-way line of Lake Ida Road; thence run North 89"49'19" West along said northerly right-of-way, a distance of 1044.63 feet to a point; thence with a bearing of North 0"10'41" East, a distance of 14.00 feet to a point; thence with a bearing of North 89"49'19" West, a distance of 161.59 feet to a point; thence with a curve to the right having a radius of 1450.50 feet, a central angle of 25"42'30", and an arc length of 650.87 feet to a point; thence with a bearing of North 64"06'49" West, a distance of 96.43 feet to a point; thence wi~h a bearing of North 61"00'19" West, a distance of 17.92 feet to a point; thence with a bearing of South 28°59'41" West, a distance of 14.00 feet to a point; thence with a bearing of North 61"00'19" West, a distance of 150.0~ feet to a point; thence with a bearing of North 28"59'91" West, a distance of 14.00 feet to a point; thence with a bearing of North 61"00'19" West, a distance of 54.00 feet to a point on the easterly right- of-way line of Lake ~orth Drainage District Canal E-4; thence with a bearing of North 30"04'27" East, along the easterly right-of-way line of the E-4 Canal a distance of 465.26 feet to a point on the South line of Lot 14, Block. 4, of the Subdivision Isles of Delray Section 2, as recorded in Plat Book 40, Page 132 of the Public Records of Palm Beach County, Florida; thence with a bearing of South 59"55'33" East, a distance of 165.00 fee~ to a point on the cente~.ltae of Enfield Road; thence along the centerline of Enfield Road a distance of 1.06 feet; thence with a bear[ag of South 59"55'33" East, along the South line of Lot 27, Block 4, a distance of 165.00 feet; thence with a bearing o~ North 30°04'27" East~ East line of Block 4, a distance of 429.24 feet; thence with a curve to ~he righ~ having a radius of 40.09 feet, a central angle of 60"09'15", and an arc length of 42.09 feet; thence with a reverse curve to the left having a radius Of 25.00 feet, a central angle of 90"00'00", and an arc length of 39.27 feet to a point; thence with bearing of North 0°13'42" East, a distance of 294.99 feet to a point; thence with a bearing of South 89°46'18' East, along a line lying 60.00 feet South of and parallel to the South line of Lake Ida Shores as recorded in Plat Book 25, Page 59, Public Records of Palm Beach County, Florida, a distance of 1014.98 feet; thence with a bear-' lng of South 0"13'33" East, along a line lying 40.00 feet West of and parallel to ~he West line of Lake Ida Shores, a distance of 803.32 feet; thence with a bearing of North 89°48'33" East, a distance of 40.00 feet to a point; thence with a bearing of South 0"13'33' East, a distance of 200.00 feet to a point; thence with a bearing of South 89"48'33" East, a distance of 260,00 feet more or less to the point of beginning. Containing 40.73 acres more or less and subject to ease- ments and rights-of-way of record. The subject property is located at the northeast corner of Lake Ida Road and 1-95. Section 2. That the Planning Director of said City. shall, upon the effective date of this ordinance change the Zoning Map of Delray Beach, Florida, to confor~ wi~h ~he provisions of Section l, hereof. Section 3. That this ordinance shall become effective ten days after passage on second and final reading.
