07-81 ORDINANCE NO. 7-81 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF DELRAY BEACH, FLORIDA, REZONING AND PLACING LAND PRESENTLY ZONED RM-6 (MULTIPLE FAMILY DWELLING) DISTRICT IN R-iA (SINGLE FAMILY DWELLING) DISTRICT, A PARCEL OF LAND IN SECTION 24, TOWNSHIP 46 SOUTH, RANGE 42 EAST OF THE HAMLET ~ DEVELOPMENT, LOCATED AT THE NORTHWEST CORNER OF DOVER ROAD AND THE L-35 CANAL, AND AMENDING "ZONING MAP OF DELRAY BEACH, FLORIDA, 1977". WHEREAS, the Planning and Zoning Board, at the meeting held on January 19, 1981, recommended rezoning and placing .land presently zoned RM-6 (Multiple Family Dwelling) District in R-lA (Single Family Dwelling) District to bring the zoning into conformance with the Land Use Plan; and, WHEREAS, the City Council at the January 27, 1981, regular meeting considered the rezoning request and authorized preparation of an Ordinance to effect the rezoning, NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF DELRAY BEACH, FLORIDA, AS FOLLOWS: Section 1. That the following described property in the City of Delray Beach, Florida, is hereby rezoned and placed in the R-IA (Single Family Dwelling) District as defined in Chapter 30 of the Code of Ordi- nances of the City of Delray Beach to-wit: PARCEL A Parcel of land lying in the Northeast Quarter (NE~) of Section 24, Township 46 South, Range 42 East, Palm Beach County, Florida, said land being more particularly de- scribed as follows: Commencing at the NOrtheast corner of Section 24; thence with a bearing of S.l°24'40"E., along the East line of Section 24, a distance of 1912.95 feet to a point; thence with a bearing of S.88°35'20"W., a distance of 196.96 feet to the Point of Beginning; thence continuing along the aforementioned course, a distance of 37.60 feet to a point; thence with a curve to the right, having a tangent bearing of N.72"29'09"W., a radius of 185.00 feet, an arc length of 52.70 feet to a point; thence with a bearing of N.56"09'49"W., a distance of 71.11 feet to a point; thence with a curve to the left, having a radius of 25.00 feet, an arc length of 30.11 feet to a point; thence with a bearing of N.17Q49'41"W., a distance of 27.87 feet to a point; thence with a curve to the left, having a radius of 155.00 feet, an arc length of 187.77 feet to a point; thence with a bearing of N.5~41'02"E., a distance of 188.84 feet to a point; thence with a bearing .of N.86° 45'02"E., a distance of 129.61 feet to a point; thence with a bearing of N.0"31'10"W., a distance of 196.75 feet to a point; thence with a bearing of N.7Q42'40"W., a distance of 126.78 feet to a point; thence with a bearing of N.71°49'44"E., a distance of 38.71 feet to a point; thence with a bearing of S.38~12'48"E., a distance of 89.53 feet to a point; thence with a bearing of S.12°41' 57"E., a distance of 343.22 feet to a point; thence with a bearing of S.5°35'06"E., a distance of 88.76 feet to a point; thence with a bearing of S.3~48'12"E., a distance of 231.70 feet more or less to the Point of Beginning. Containing 2.768 Acres, more or less, and subject to easements and rights of way of record. PARCEL "K" A Parcel of land lying in the Northeast Quarter (NEb) of Section 24, Township 46 South, Range 42 East, Palm Beach County, Florida, said land being more particularly de- scribed as follows: Commencing at the East Quarter corner of Section 24; thence with a bearing of N.l°24'40"W., along the East line of Section 24, a distance of 40.00 feet to a point; thence with a bearing of S.88°35'20"W., along a line lying 40.00 feet (measured at right angles) North of and parallel to the East-West Quarter line of. Containing 8.008 Acres, more or less, and subject to easements and rights-of-way of record. Section 2. That the Planning Director of said City shall, the effective date of this ordinance change the Zoning Map of De3 Beach, Florida, to conform with the provisions of Section 1, her~ Section 3.
