to allow the establishment of Veterinary Clinic at a shopping center,kno-Arn is Delray Beach Plaza(formally known
as Lavers International Plaza), located at 600 and 660 W. Linton Boulevard, Delray,Beach, (PCN: 1.2-43-46-29-24-
001-000) within the the Planned(:k)rnmercial Zoning District; and
WFIERE,k- S,LDRSection 2A.5(.E)(.5),Estaffishrpr&(fa(Ia&kad Use,establishes the findings that mi addition
,V' * (1, C to pro isions of Chapter-3 of the Land Development Regulations (LDRs),the Aty -x)mmission must make findings
that establishing the 0)nditional Use will not have a significantly detrimental effect upon the stability of the
neighborhood within which it will be located,nor hinder development or redevelopment of nearby properties;and
WHEREAS,LDR Section 4.4.12(D)(1)and 4.4.3(l))(14) allows Veterinary Clinics as a Conditional Use in the
Planned Commercial ZOInfig district,subject to the requirements of Section 4.3.3.(\)O of the LDRs.
WTEREAS, the G-mclitional Use (2019-185-USE-PZB) was presented to the Planning and Zoning Board
(PZB) at a public hearing conducted on June 17,2019, and the PZB recommended for approval 5-0;and
WI-IFREAS, the Conditional Use (2019-185-LJSE-PZB) was presented to the City Commission at a quasi-
judicial hearing conducted on July 9,2019;and
WHEREAS,the City Connni'ssion has reviewed the Conditional Use to establish a Veterinary at 600
and 660 W.Linton Boulevard and his considered the respective findings for each as set forth in the LDR&
NOW,11 fERITORE,BE ITORDAINED BY'I-f 1E C['-I`Y COMMISSION oF'n-fE CT`YOF DEL RAY
BEA(It FLORII)A,AS FOLLOWS:
Section 1.That the forgoing recitals are hereby incorporated herein by this reference and are approved and
adopted.
