51-78 ORDINANCE NO. 51-78 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF DELRAY BEACH, FLORIDA, REZONING AND PLACING LAND PRESENTLY ZONED R-1AA (SINGLE FAMILY DWELLING) DISTRICT, IN PRD-4 (PLANNED RESIDENTIAL) DISTRICT, A PARCEL OF LAND IN SECTION 29-46-43, LOCATED ON THE NORTH SIDE OF AUDUBON BOULEVARD, BETWEEN 1-95 AND LINDELL BOULEVARD, AND AMENDING "ZONING MAP OF DELRAY BEACH, FLORIDA, 1977". WHEREAS, the Planning and Zoning Board, at the meeting held on January 17, 1978, recommended rezoning and placing land presently zoned R-1AA (Single Family Dwelling) District in PRD-4 (Planned Residential) District; and, WHEREAS, the City Council at the June 12v 1978, regular meeting considered the rezoning request and authorized preparation of an ordinance to effect the rezoning, NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF DELRAY BEACH, FLORIDA, AS FOLLOWS: Section 1. That the following described property in the City of Delray Beach, Florida, is hereby rezoned and placed in the PRD-4 (Planned Residential) District as defined in Chapter 29 of the Code of Ordinances of the City of Delray Beach to-wit: A parcel of land lying in Section 29, Township 46 South, Range 43 East, Delray Beach, Palm Beach County, Florida, said parcel being more particularly described as follows: Beginning at the quarter corner in the West line of said Section 29; thence North 1° 54' 45" West, assumed, along the West line of said Section 29., a distance of 930.37 feet; thence South 89° 59' 55" East, a distance of 435.87 feet to a point of curvature of a curve concave to the Northwest; thence Northeasterly, along the arc of said curve, having a radius of 815 feet and a central angle of 43° 10' 50", a distance of 614.22 feet; thence North 46° 49' 15" East, a distance of 200 feet; thence South 43o10' 45" East, a distance of 946.89 feet to a point-of curvature of a curve concave to the Southwest; thence Southeasterly, along the arc of said curve, having a radius of 1125 feet and a central angle of 20° 08' 33", a dis- tance of 395.5 feet; thence South 23° 02' 12" East, a distance of 264.84 feet to a point in the centerline of Dotterel Road; thence due West, along the centerline of said Dotterel Road, a distance of 53.55 feet to a point of curvature of a curve concave to the Southeast; thence Southwesterly, along the arc of said curve, having a radius of 770.00 feet and a central angle of 75° 40' 00", a distance of 1016.89 feet; thence South 14° 20' 00" West, a distance of 383.67 feet to a point in the centerline of Audubon Boulevard; thence North 75° 40' 00" West, a distance of 146.19 feet to a point of curvature of a curve concave to the South; thence Westerly, along the arc of said curve, having a radius of 1434.88 feet and a central angle of 14° 20' 00", a distance of 358.96 feet; thence due West, a distance of 651.55 feet to a point in the West line of said Section 29, thence North 2° 09' 50" West, a distance of 847.26 feet to the Point of Beginning aforedescribed. Section 2. That the Planning Director of said City shall, upon the effective date of this ordinance, change the Zoning Map of Delray Beach, Florida, to conform with the provisions of Section 1 hereof. Section 3. That this ordinance shall become effective immediately upon passage on second and final reading.
