First, is there more than one structure on the property? According to the PAPA website, there are two structures, one built in 1959 and the other in 1983. Second, you mentioned that there was a demolition in 1975. Do you know to which structure that demolition applies? I have found building footprints on that site from the Sanborn Insurance Maps we have in the office dating back to 1926, where there are 3 structures. One designated as 1613 Miller(1st St), another as 202 N Beatty (NW 3rd Ave) and the other as 206 N Beatty(NW 3rd Ave). In 1949, there are also footprints shown on the site with the house at 202 NW 3rd (now noted as 101 NW 3rd Ave) appearing to have been demolished and replaced with a structure the size of shed. The structure at 202 Beatty (now noted as 103 NW 3rd Avenue) appears to be unchanged in footprint, and the structure at 1613 Miller(now noted as 211 NW 1st Street) appears to have been added onto on the east elevation. In 1963, the property • shows only two structures. The one at 211 NW 1st Street has remained the same in footprint from the 1949 map. However, On �A'/ the two other buildings were either combined and added onto, (�4 •1 which I doubt, or demolished and rebuilt with a larger footprint. " Additionally, the map for the West Settlers Historic District, deems that site as non-contributing. Unfortunately, I don't have a historic survey for that property noting the date of construction. We were provided with the Sanborn Insurance Maps for the following years; 1922, 1926, 1949, and 1963. The maps show the street names for area over the years and identify an original structure built in 1926. It was Miller Road, then 211 NW 1st St. when it went thru. Then the address for.,the property was 202 N. Beatty, and the other address is 206 N. Beatty. There is no historic survey available. The Palm Beach County Property Appraiser's map is incorrect and not consistent with local mapping. It appears on the West Settler's Map as part of the district as a non-contributing structure. There are four building footprints over the years on the site. According to the maps the main house (existing structure) was built sometime between 1949 and 1963. This structure would need further study to determine if it is historic. An interior review would be necessary. An accessory structure can potentially meet the criteria for historic significance if the following occurs: 1. It is less than 700 square feet. 2. ;It is a fraction of the total land, 1/30 or less. 3. Does not have a separate meter for utilities. 211 NW 1st St. appears to be unchanged over the course of the years with the same footprint, leading us to the conclusion that part of the remaining structure is historic. The coach house/garage/accessory structure was built in 1926 and added on by 1949. The Historic Preservation Planner confirmed that the portion is historic in nature.
