Meeting Date: September 4 , 1996 Agenda Item: II Project Name: COA 8-290 Project Location: 246 North Swinton Avenue The action requested of the Board is that of approval of COA 8-290 to allow the renovation of a contributing single family home. BAG KG ROUND The house was constructed in 1941 in the Minimum Traditional style. It is constructed of cement block with a stucco exterior finish. There are no plans on file and no photos available, however the original windows were most certainly wood sash, either double or single hung and the roof was of cement tile. All of the original windows and the cement tile roof have been replaced. ,PROJECT"DERIPTIN The renovation consists of replacing all of the windows and exterior doors: the installation of awnings; new roof; painting the exterior; and the installation of an asldriveway. All aluminum hurricane awnings will be removed. Windows All of the windows are to be replaced with single hung aluminum sash windows with muntins, and will have a white factory finish. Doors All or the doors will be replaced with wooden doors with a 15 glass pane configuration. Roof The roof is to be white fiberglass shingle. Meeting Date: September 4, 1996 Agenda Item: IV-A HPB Staff Report COA 8-290 Page 2 Exterior Paint The main color is to be yellow, Porter #6218-2; the trim is to be dark green, Porter#7056-4. Color chips will be available at the meeting. Awnings Awnings are to be traditional shed style and will be covered in dark green vinyl. Vinyl sample will be available at the meeting. Driveway A driveway will be constructed in the front yard and will be accessible to N. . Swinton Avenue and NW 3rd Street, see survey for location. The jalousie windows on the north and south facades still have part of the original wood framing, however it appears to be badly rotted. The front windows have been replaced with aluminum sash windows and no wood framing remains. The Board should determine what sort of framing will be used on the new windows. The driveway location is consistent with the LDR's. The minimum landscape requirement for single family house is not applicable to the proposal. However the applicant plans to upgrade the landscaping. At a minimum, staff suggests that foundation plantings and screening for the air conditioner be required. The exterior colors are on the approved color pallet. 1. Continue with direction. 2. Deny with reasons stated. 3. Approve with the following conditions: • That the window framing be uniform on all elevations. • That foundation plantings be installed. • That the air conditioner be screened or relocated.
