Dear Sir:
We represent Mr. Sidney Fox who is the holder of the
first mortgage on certain property located in the City of Delray
Beach described as the South 100' of the North 235' of Block 21.
The owners of this property have not paid taxes due the City of
Delray Beach for the years 1962 and 1963, and in order to protect
his interest, Mr. Fox is preparing to make payment of these taxes.
We note, however, that with respect to this particular parcel, an
evaluation of $21, 800. 00 has been made, which is the same valua-
tion that was placed on this property for the year 1962. We wish
to advise that in 1961, one of the buildings on this property was
destroyed by fire and a second building was placed under condemna-
tion. In view of these circumstances, we feel that this property
should have been re-evaluated to reflect this change. I might add
that when this matter was brought to the attention of the County Tax
Assessor, Mr. Edgar W. Maxell, he made a reappraisal of the
property and reduced the valuation from $20, 480. 00 to $16, 200. 00.
Would you kindly advise whether or not it would be possible to have
this property reappraised and whether or not a proper reduction
could be obtained for the 1963 taxes.
